schematic design
In this initial phase of the design process we take your dream project program and convert them into tangible drawings. ​We begin with conceptual floor plans and hand-drawn elevation sketches, exploring how to transform your vision into a project that aligns with your goals, budget, and of course the zoning regulations specific to the site. Once the floor plan is in progress, we can begin creating a 3D model of the project, this allows us and you to visualize the overall composition and geometry of the project.
design development
This phase within the architectural service involves refining those initial design concepts from the schematic phase into detailed plans. During this stage, we cross coordinate between the mechanical, electrical, structural and plumbing designs making sure the project as a whole is functional and aesthetically pleasing. Detailed drawings, specifications, and materials are selected and shared, ensuring that all elements work cohesively. This phase takes your project to the 75% completion point.
construction documents
In this phase we complete the full permit package for your project. This includes detailed architectural plans, elevations, sections, and details, along with the structural, mechanical, electrical, and plumbing drawings. We also compile the necessary additional documents the building departmnet needs for permit review including Florida product approvals (NOAs), mechanical energy and load calculations, and MWFRS wind load calculations. This complete package ensures the permit review process goes smoothly and you get your permit as quickly as possible! Overall, construction documents are essential for the successful execution of a project and to obtain a permit.
construction ADMINISTRATION
Construction Administration is an additional service we offer once you receive your permit and select your general contractor. These services include overseeing construction progress, ensuring adherence to design, and addressing any issues that arise on-site. The architect acts as a liaison between the client and contractors, facilitating communication and ensuring that the project stays on schedule and within budget. With expert guidance, clients can have peace of mind that their vision is being realized efficiently and effectively.
